What is a Homeowners' Association?
A Homeowners’ Association or HOA is a legal entity created at the time a community is built to manage and maintain the community common areas. Common areas typically include things like the pool, tennis courts, streets, parks, ponds, entrances, and landscaping.
Is a HOA and a deed restricted community the same thing?
They are not identical. But, both deed restrictions and HOA rules can dictate the use of your property.
Am I required to be a member of the Homeowners' Association if I own a property in the Villas of Stockbridge?
Yes, membership is mandatory per the documents registered and filed when the community was built. Remember that home values typically remain higher and properties are better maintained in communities where there is a mandatory homeowners’ association.
If I rent in the Villas of Stockbridge, do I have to follow the HOA rules?
Yes, all residents must comply with the HOA rules. A copy of the HOA Simplified Rules is available on this website.
How do I contact the Board of Directors?
Email the Board at villasofstockbridge@gmail.com or send a letter to 2950 Burlington Drive, Apopka FL 32703. We are self-managed by a group of volunteers and do not have a dedicated office or telephones.
How do I obtain copies of the HOA rules and declarations?

How do I obtain copies of the HOA financials?
The Association’s financial documents are only available to homeowners. You can download them from the Homeowners portal or you can email us at villasofstockbridge@gmail.com.
How do I obtain a copy of my statement?
Please email us at villasofstockbridge@gmail.com.
What do I do if I lost or misplaced my coupon booklet?
Please email us at villasofstockbridge@gmail.com and we can order a new one for you.
Can I pay my Association dues or other fees online?
Yes, you can set up a one time payment or a recurring automatic payment with Truist Bank through their “association pay service.”
Where do I mail my dues or other fees?
You can pay any dues or fees with a check or money order by mailing the payment to the Truist lockbox at Villas of Stockbridge HOA, Inc., P.O. Box 62807, Orlando, FL 32862-8207 along with your coupon. If you do not have a coupon, put your address and serial number on the check or money order. Please do not mail payments to the HOA’s address in Apopka as the Association does not process any payments. All payments are processed by Truist Bank for the Association.
Where can residents park?
You may park in your garage, your driveway, or in any open parking lot space that does not have a number assigned to it. Spaces on Harvard, Quincy, Burlington, Hanover, Abington, and parts of Portland are assigned to houses that only have a one car driveway. The numbers of the assigned houses are painted on the parking blocks. Please remember that you cannot park on the street or the grass at any time.
Where can guests park?
Guests may park in your driveway, in the parking space assigned to your house if there is one, or in a parking spot that is not assigned to a specific house number.
How do I get access to the pool and tennis courts?
You can download the procedures and forms for obtaining access directly from this website or you can send an email to villasofstockbridge@gmail.com to obtain the procedures and forms.
How do I get ARC approval for exterior work to my home?
All ARC applications are made through the ARC Tracker at www.arctracker.com/villasofstockbridge.
How do I order an estoppel?
If you need an estoppel, please email us at villasofstockbridge@gmail.com and provide us with the buyer’s name, date of closing, and a copy of the contract.
How do I obtain a mailbox key?
In order to obtain a mail box key, you will need to go to the U.S. Post Office located at 581 N. Park Ave., Apopka, FL 32712.
